Frequently Asked Questions When do I need to start looking for a property? We operate on a first come first served basis, it is recommended that you get organised by choosing your housemates as soon as possible so that you know what size house you will require ready to start searching. Our list of available properties is produced and circulated from November and most students have signed up with us by the end of November and certainly by the end of Term in December we have usually let all of our properties.
Will I need to pay a deposit to book a property? Yes. A holding deposit of £450 per person is required to be paid prior to signing the Tenancy Agreement. This is held until the Guarantor forms for the property are returned which completes the Tenancy Application Process. The deposit is then transferred to a Tenancy Deposit Protection Service to be held as damage deposit for the property as per the Terms of the Tenancy Agreement.
Will I need a Guarantor? All student Tenants will require a Guarantor who must be a UK Resident, a homeowner and in full time employment/or business owner. Students unable to provide a suitable Guarantor may only be accepted by making payment of the full Tenancy rent (for their room) in advance. This is payable as 3 months together with the holding deposit payment at Tenancy Signing and the remaining due to be paid no later than one month before the Tenancy start date.
Are Council Tax and Utility bills included in the Rent? Students are exempt from paying Council Tax for the duration stated on your Council Tax Exemption Certificate. When signing for a property you will need to provide us with your "Council Tax Exemption Certificate" which you download from the UEA EVision Website. We will then pass on to the Local Authority on your behalf. There are no utilities included in the rent.
Are pets allowed in the property? Pets are not accepted in any of our properties.
Can a couple share one room? Our rooms are equipped for only one person per room. Sharing is not permitted. You would have to rent 2 rooms in a property.
Are my possessions covered by the Buildings Insurance? No. The Landlord has insurance for the his/her building. The tenants will need to obtain their own contents and tenants liability insurance for the property.
Who do I report repairs to? We have a full repairs and maintenance team on hand if you do have any problems. Details of how to contact us are included in your welcome pack upon moving in.
